Location: Sacramento, California
Price: $4.385 million
This three-bedroom penthouse condominium sits atop the Kimpton Sawyer Hotel in the heart of Downtown Sacramento, and residents enjoy VIP access to the Golden 1 Center, the home of the Sacramento Kings NBA basketball team, via a private tunnel.
“At least half of our owners are season-ticket holders to Kings games,” said listing agent Michael Onstead, of Coldwell Banker Realty. “It’s a big deal for the owners. They never have to go outside.”
Known as the Residences at The Sawyer, the 18th-floor penthouse is one of 45 luxury condos atop the hotel, on the 14th to the 18th floors.
A south-facing balcony features tables and chairs and open city views.

Unit 1801, which is being sold furnished, is one of six penthouses in the building, Mr. Onstead said. This is the second-largest residence, and it wraps around the whole west end of the building, with unobstructed 270-degree views of the Sacramento River, the Tower Bridge that crosses it, the California State Capitol building and the Sierra Mountains in the distance.

“You almost feel like you could see all the way to San Francisco,” he said.
Sacramento has very few high-rise apartment buildings, “so you have a very limited inventory,” Mr. Onstead said. “This is one of the three largest condo units in the urban core.”
It’s also unusual to have three bedrooms, he said. This is one of only two three-bedroom units in the building. The owner of 1801 uses the third bedroom as a den.
“It’s a phenomenal lifestyle,” he said. “It’s the only lifestyle like this in Sacramento, where you have full service and you’re on top of a beautiful hotel.”
From the door of 1801, “you walk right into the view and the floor-to-ceiling windows,” Mr. Onstead said. “Basically, you’re in a crystal box.”
The open-plan great room, which has living and dining areas and the kitchen, takes up the whole west end of the building. There is also a large south-facing balcony with tables and chairs.
The primary bedroom suite has two sitting areas, a walk-in closet and a bathroom with a freestanding tub and shower. Other design details in the penthouse include 10-foot ceilings, a mix of hardwood floors and wool carpeting, quartz kitchen countertops and backsplashes, and Viking Professional Series appliances, according to the listing.
“The sunsets are phenomenal,” Mr. Onstead said. “I’ve already had a couple of sunset parties up there.”
Stats
The 2,944-square-foot home has three bedrooms and three full bathrooms. There is also a monthly homeowners association fee of $3,684.

Amenities
Situated atop the Kimpton Sawyer Hotel, residents have access to a wide range of amenities, including valet parking, a separate owners’ entrance and elevators, concierge services, a private owners’ lounge, a resort-style pool, a fitness studio, 24-hour room service, plus VIP access to the Golden 1 Center for Sacramento Kings NBA games via a private tunnel. The condo also comes with two parking spaces.
Neighborhood Notes
“It’s a neat oasis in the middle of Downtown Sacramento,” Mr. Onstead said. “You’re two blocks from the Sacramento River, three blocks from Old Sacramento.”
The nearby Downtown Commons mixed-use entertainment and shopping complex has a number of specialty restaurants and shops, including a Macy’s department store, he said. “It’s really well curated.”
